Four Points by Sheraton Sydney, Central Park has been sold for USD 201.8 million to Singapore‑based Hoi Hup Realty Pte Ltd, marking the firm’s first entry into Australia’s property market.

Deal highlights and investor sentiment

The transaction was completed by JLL’s Hotels & Hospitality Group, represented by Gus Moors and Andrew Langsford, alongside Michael Simpson of CBRE Hotels.

Moors said the sale “highlights the ongoing strength of the Sydney hotel investment market.” He added that “investment‑grade hotel assets in Sydney remain tightly held, and opportunities to acquire properties of this calibre are rare.”

Langsford noted the asset offered “a modern, well‑located venue in the heart of Tech Central,” and that recent capital improvements made it “an attractive investment proposition.”

The competitive bidding process drew interest from both domestic and overseas investors, indicating continued appetite for quality hospitality assets in a market where supply is limited.

Hotel amenities and recent upgrades

Opened in late 2018, it now offers 309 guest rooms, including 45 suites. A recent conversion turned an under‑used conference floor into twelve additional rooms, boosting capacity without expanding the building’s footprint.

The ground‑floor outlet, rebranded as “Dizzy Bird,” was renovated to serve the surrounding residential density and an active student population. The property also features a fitness centre, a newly refurbished bar, 44 dedicated parking spaces, and 270 sqm of conference and meeting space.

Marriott International continues to manage the venue under the Four Points by Sheraton flag, ensuring brand standards remain consistent for guests.

Strategic location within a growing precinct

Located at 88 Broadway in Chippendale, the site sits within Tech Central, a designated technology and innovation district. The area hosts multi‑billion‑dollar office projects, including Dexus and Frasers Property’s USD 2.5 billion Central Place Sydney, which provides over 140,000 sqm of office space.

Adjacent to Central Railway Station, it benefits from extensive transport links—trains, buses, light rail and the new Metro line—making it easily reachable for both business and leisure travelers.

Nearby demand generators include Chinatown, Surry Hills, the University of Sydney, the University of Notre Dame, the University of Technology Sydney, and the Darling Harbour convention and entertainment precinct.

A major redevelopment next to the station will see Atlassian anchor a USD 1 billion, 39‑storey timber tower, providing space for 4,000 employees.

Four thousand staff will work there.
